After paying good money I received a leaky Building from KVA Limited trading  as  Kim Veltman Architecture

In 2018 we received plans for new Extension and Kim Veltman Architecure added incorrect Skylights into the plans that were not suited to the pitch of the roof they designed, now a few  years later we have a leaky Building on our hands .

They designed a roof pitch of 10 degrees and the windows specified in the plans are only suited for a roof pitch of 15 degrees or more.

Based on the issues identified, I consider that KVA Limited primarily responsible followed by the builder, for this outcome. The situation appears to have resulted from a series of avoidable errors:

  1. The skylights specified in the plans were not suitable for a 10-degree roof pitch, despite alternative Velux products being available that are designed for low-pitch roofs (0–60 degrees).
  2. The plans identified a minimum pitch requirement of 15 degrees for the skylights but failed to provide any construction detail or design solution (such as an upstand or curb) to achieve this on a 10-degree roof. This created a critical design omission.
  3. At a site meeting during construction, attended by KVA Limited, the builder, and myself, we discussed the limited standing height along the firewall side of the lounge. A decision was made to raise the roof height in that area, effectively further reducing the pitch from 10 degrees to approximately 8 degrees. At that point, the impact on the skylight installation should have been reassessed, particularly given the 15-degree minimum pitch requirement. No revised design or detail was provided.
  4. The builder …………………… failed to identify and address this discrepancy during construction and proceeded with installation at an incorrect pitch.

These issues, individually and collectively, could have been identified and resolved earlier, avoiding the current situation.
